How does closing work with a cash buyer?

This is a common question we get. Many of our clients have questions about title transfer, inspections, banksĀ and/or appraisals. The truth is, the closing process utilized when selling to a cash investor is the exact same process you would use when going through a bank and using a realtor. That’s not entirely true. The process is actually much easier when selling to a cash investor.

For example, when selling to cash investor, there are no appraisals so you don’t have to worry about the buyer coming back and asking for a price reduction.

While there are usually inspections, the buyer is typically responsible for fixing any problems.

There are no delays with bank financing and approval because there are no banks involved!

Finally, because investors do high volume with title companies, the closing costs are typically 20-50% cheaper than they are in retail transactions.
